    Well i'm in the process of applying for the Sherrif to remove my rather annoying tennant. Gone thru the Tribunal stages and that so this the sherrif's eviction is the final straw i would thing.

    Just want to know what can go wrong from here, are the tennants gonna struggle and play dead?

    Ah, sorry. I wouldn't know how things worked down in Australia. Over here in the USA, I know us Americans can be quite stubborn when it comes to evictions.

    Best advice I can give you is to expect anything to happen. :S

    I'm sorry to hear that.
    Yeah things work a little different in the UK too, it seems tenants have more rights over your property than you do..... ridiculous!

    Yeh it's not looking good on both sides, i stand to loose ALOT of money if they don't pay and get out quick. You just be nice to people, thinking they'll pay next week, the week after etc. then before u know it, they are a month, two months and now three months in arrears and counting. Time just flew.

    I really hope they go nicely, so i can learn from all this and move on.
