Windows 7: access rights prob

Windows Vista x86/x64 & Windows 7 x86/x64
access rights prob

I have fresh Ultimate x64 install.

Enabled, set password, logged in as administrator.

Installed both apps for VM support. Windows XP Mode - Install and Setup

I run the short cut as administrator...

during the setup wizard, right after selecting the Automatic Update setting, I start getting error messages that my current user doesn't have sufficient access rights.

I've done everyhting I can think of, no dice.

I can't be the only one this has happened to.

Any advice? (Im using RTM)
