It's a long shot, but I don't suppose you have any burly mates that would be happy to 'house sit' for a while? :)
It's criminal the way 'squatters' (that's what they've become) can get away with all this crap. Pr*cks like this really do ruin it for both the owner and potentially reliable renters.

Update for those who cared.
Tuesday: Sheriff came around and we changed the locks. Tenant not home, but their belongings still there (Nb: the Tribunal gave her a week to beat it). I was told by the agency that they have spoken to tenant and tenant are going to move their stuff out by end of this week.
Thursday @ 3:13pm sydney time: Rang up for a removalist to help get stuff moved from house into the garage. Got quoted $30/hr per man.
Thursday @ 4:13pm current time: Got call from agency advising that tenant called and she'll be coming around 10am tomorrow morning to remove her stuffs.
Will get the removal dude to stand by tomorrow afternoon just in case the B$%#^ (oops mind my languge) doesnt honor her words.

Mate, that thought crossed my mine, all along were played by the law, never had to exchanged bad words etc...i hope she see this (she knows it) and act on good will and know that God is good, but i won't be celebrating just yet (no way). It aint over till the fat lady sings.
