Battlefield 4 & Assassins Creed BF framerates drop even at low!

Hey! Ive recently build a new gaming PC. Ive installed all drivers, but when i installed Battlefield 4 and Assassins Creed Black Flag im getting framerates drop even at low settings and even at lower resolution. Actually it doesnt matter what settings i change , low or high my framerates drops are simmilar. Cpu runing at 40-55 when playing so thats not high temperature. What should i do? Im pretty sure that my PC can handle those games if not on high atleast on medium with smooth fps.

My PC :

Motherboard - M5A78L-MLX3
CPU - Fx 6300
GPU - r9 270x
RAM - 8GB
SSD - Samsung evo 840 (installed OS on it)
HDD- WD blue 1 tb

if you did it off the disk then you need to download the latest ones, especially the video card drivers.
your setup should easily handle both those games on high with no issues.

I did like this:

Installed Windows 7 Ultimate edition. Then ive used my Motherboard driver disc to ONLY install driver to be able to connect on internet. Then i headed to the AMD website to install latest graphics drivers (Amd catalyst). After that i installed a Uniblue Driverscanner software to automatic find and install rest of the drivers.

ok thats a good start! now update your mobos chip set drivers ect from the vendors website, just so we can eliminate a driver issue.

also check windows is detecting all of your ram, its often an overlooked simple fix thing.

Ive downloaded chipset drivers for my mobo directly from their website. There is a AsusSetup.exe file. When i start it its open Ati Catalyst install manager and there is a graphic drivers i can check/uncheck which i installed before. Should i countinue?

Also how you mean if my Windows detecting ram? When i go to the My Computer then properties its shows 8gb ram.

I would not use this. Go to the manufacture site to download drivers. These programs sometimes do not get the correct drivers.

But when i go to the motherboard website for drivers its shows many different drivers and i dont know which one should i install. Here is the link if you can check and point me which ones should i install.
