Wifi net proporties IPv4 always reverts to a static setting after dhcp

I always set my wifi network adaptor proporties Ipv4 to "obtain an IP address automatically" . Same for the DNS server. My landlord's acess point gives me an IP address but at some point the network adaptor settings gets changed to static IP and when I look at the IPv4 proporties the next time I see static IP with the correct last IP address assigned from the access point filled in to the fields. This isn't supposed to work this way and the problem is that on the next connection to the access point, the AP rejects the log in at it's captive portal password page with these settings. The only way to get a new connection with log in to the AP is for me to go back into the adaptor's proporties of IPv4 and set it back to "obtain an IP address automatically".

Ive tried two different netgear wifi adaptors each with its own driver and get the same result. Its very frustrating and i can't imagine any reason for this but wonder if The system has some virus under it. I posted on the Netgear forum and got many views but no replies.

I have CompTIA and Cisco network certifications and work in IT but have never come accross this or any mention of somthing that would arbitrarily change a network adaptors settings.
