Looking for a magnifier software

I want to magnify a tiny and fix location on my screen. I don't want the software to follow my mouse, only to magnify a small region.

I did try Microsoft tool and 3 or three software but not found yet the one that will resolve my problem

All of them as a to wider box than the region I want to see.

Any idea?

Magnifier does not respond
Though magnifier.exe has disappeared from Accessories, I do know how to find it. However, it does not work as it should; it stalls everything until I stop it in Task Manager, which clearly states magnifier is "not responding." How can I get it fixed?
