First thing that comes to mind is a room for rent or apartment space.

Well i'm in the process of applying for the Sherrif to remove my rather annoying tennant. Gone thru the Tribunal stages and that so this the sherrif's eviction is the final straw i would thing.

Just want to know what can go wrong from here, are the tennants gonna struggle and play dead?

Ah, sorry. I wouldn't know how things worked down in Australia. Over here in the USA, I know us Americans can be quite stubborn when it comes to evictions.

Best advice I can give you is to expect anything to happen. :S

Yeah things work a little different in the UK too, it seems tenants have more rights over your property than you do..... ridiculous!

You just be nice to people, thinking they'll pay next week, the week after etc. then before u know it, they are a month, two months and now three months in arrears and counting. Time just flew.

I really hope they go nicely, so i can learn from all this and move on.

If the current tenants are 3 months in arrears, I wouldn't expect to see any of that money. As you say, hopefully they just leave and it's a lesson learnt.

I now know what your on about, it probably would have been better if you had asked if there were any Landlords here.

I'm a renter but in the sense that I rent from someone else who is then termed a Landlord.

Good luck with your task and hope it does go OK, you have a good case if they haven't paid for 3 months as that means they have broken their contract.

Yeh the orginal title was pretty broad. Thanks for adjusting it mods.

The Tribunal case has so far gone my way, as the tennants have not complied to anything and didnt even go to hearings etc.

The problem will be getting them out of the house. It's happening next Monday or Tuesday. Definately there will be a struggle and could even have cops around. I will end put getting the house re-padlocked (with their belonging still inside) for sure.

That could be inviting further damage if they attempt to get their stuff back. Perhaps a big garage sale might be in order

It might be a wise idea to speak to the Police beforehand and see if it's possible to arrange 'backup' before attempting to evict. Turning up with the cops may make things going smoother from scratch.

I agree with that, although keeping their stuff isn't the wisest thing. I also suggest talking to the police to see what 'they' can do with the stuff so 'you' are not held responsible for anything.

Well the thing is the Sheriffs will ask them to vocate, and i think will give them time to do so before they (Sheriffs) comes around to the house. I was told when the Sheriffs do come, it can get physical, and usually cops will be present.

Things is, they can leave, but when the authories goes, they can return and this is where it's up to the landloard to take action.
