FIFA 11 + 12 PC Lag

So here are my PC specs -

NVIDIA GeForce 9600 GT
Monitor:
Plug and Play Monitor

SigmaTel Audio
Keyboard:
USB Root Hub
Mouse:
USB Root Hub
Operating System:
Windows 7 Ultimate 32bit

The ONLY game I have lag problems with is FIFA. GTA IV, PES, Dead Island, Left 4 Dead 2... all those game work flawlessly with the highest settings. For some reason, FIFA refuses to play lagfree even with the lowest settings in tact. Maybe someone can help me in finding a solution?

scan your computer with updated antivirus
defrag your hdd
scan you registry (google it!)

because the 9600GT should be able to run games above,
my rig
core 2 duo [email protected] (OC)
3GB ram
Geforce 9300gs

and I can play all the games above...
