Weird consistent lag spike every 1 minute when playing every game

Just hours ago, my PC stared acting funny. I played AC4: Black Flag and it started to have heavy lag spike, so i quited to desktop, and tried again. It's smooth. But the lag came back, always at more or less one minute into the game. Dropping into as low as 4 fps.

Here's the funny thing, turns out the lag is instantly gone the moment i input anything on my mouse or keyboard. So every time i have the lag, i move my mouse, press enter, or anything, the lag go away, instantly. PS: didn't realize because i use gamepad.

I thought it was the game, so i played another game (Watch_Dogs). And it acted exactly the same, and fixed by exactly the same method (moving mouse or input any key on keyboard).

What is wrong with my PC? All the drivers are up to date (nVidia 337.88), my Rig is good enough (GTX 760, i5 2500k @4.6GHz, 8GB DDR3 Vengeance, Hydro H60), and the way it fix itself make me sure it's not hardware nor driver problem.

PS3 joystick with DS3 Tool. It's always fine before.

Anyway, i tried system restore, anddd it's fine now. I don't know what went wrong. Probably the AC4: Black Flag update. Still curious though.

I hate UBIsoft so I am a bit bias negative towards their games but, both of those games have those forums lit up like a xmas tree with issues of lag, freezes, etc, etc,... so perhaps its not your pc but the games itself?

My only suggestion would be to check ubi's forums for those two particular games and see if your problem is similar to many and perhaps a solution is also there.

Memory 1x8GB Corsair Vengeance 9C

With a single stick of memory your dual channel motherboard is running in single channel.
Please check the memory section of your motherboard manual.

To be honest, these newer games like AC4, take a lot more memory than you might think. If this happens again you should monitor your RAM and see if its having a hard time because it sounds like a memory issue. I use the DS3 Tool as well and have Watch Dogs. I've never experienced a frame drop.
