Hello.

What software did you use to check your temps?Or did you checked with BIOS?
As far as for temps goes:
x3 445 3.10GHz - not bad temps (but 70C is a bit high)
x4 b45 3.10GHz - also not bad temps (but be cautious,75C is maximum suggested temperature for your processor, going beyond may harm your cpu)
x4 b45 3.71GHz - semi-high idle temperatures ,80C while gaming is little worrying

I suggest you to apply new thermal paste (if you haven't already) if so get a better cooler.

75C is the max I would let that CPU get to. 80C can cause damage to the CPU.

Get a better cooler, or go for an all in one water cooling kit if you plan to OC that chip.

Also, cores are locked for a reason, usually because they don't work properly from the factory. Be prepared for some potential instability when using that fourth core, especially if you are overclocking.

Also, you unlocked an Athlon II X3, that makes it an Athlon II X4, not a Phenom. They are two different architectures. The Phenom B45 has 6 MB of L3 cache, and your chip has none. You'll be very disappointed if you compare benchmarks to an actual Phenom. Your CPU is more likely an Athlon II X4 645 with the core unlocked, at least the specs are the same.
