p2p secure communications

I would like to have encrypted IM capabilities with one person. I don't want to download files. I don't want to use servers. I don't want to use any social networks. I simply want an encrypted way of communicating as near as real-time as possible - text only. I am overwhelmed with the amount of material I have found and need some help to winnow down and understand what would be "best" for my needs.
