High CPU while gaming

I'm currently playing Dragon Nest and often it'd make my CPU almost 100% even while it's the only program running that's taking space and it results in my computer making making noise (not the cackling kind but it's the normal computer sound but louder)
My temperatures are only at 51~53

I'd experience random freezes in the game and sometimes it will freeze+crash, slowing down my entire computer.

You have high CPU usage because you are playing a game. To reduce the CPU usage stop playing the game.

What is the CPU in question? I am guessing it's a pretty old one. A newer CPU will handle the game much better no doubt but you will probably need a new motherboard and ram too. And then it may be a case of just getting a whole new PC.
